Residential Lettings & Management Service

We offer a combined residential lettings and management service for both individual properties and portfolios. Our service can be tailored to the individual requirements of landlords.

• Placing property on the market and dealing with enquiries which come through our own bespoke website and Rightmove.

• Identifying tenants suitable for your property and arranging an accompanied viewing.

• Checking the references of all tenants including employment, previous tenancies, financial and ‘right to let’. Completed by an independent referencing company on our behalf.

• Preparing all necessary documents including the tenancy agreement

• Preparing an Inventory which is agreed with the ingoing tenant together with accompanying photographs.

• Protecting the deposit in a recognised Government scheme.

• Ensuring the property complies with current legal requirements such as an Energy Performance Certificate, working smoke alarms and carbon monoxide detectors, a current Gas Safety Inspection Certificate and an Electrical Condition Report

• Arranging the collection of rent

• Accounting to you on a monthly basis for the rents collected and also in respect of any agreed expenditure for repairs or maintenance.

• Regular inspections of the property to ensure that it is in good order and arranging estimates for any repairs or maintenance for your approval
